The South African Council for the Architectural Profession (SACAP) defines six main stages for an architectural project, guiding the process from inception to completion.
These stages - Inception, Concept & Viability, Design Development, Documentation/Procurement, Construction, and Close-Out - ensure structured project delivery, regulatory compliance, and define fee structures.
SACAP Architectural Work Stages
Stage 1: Inception (5% of fee): The client’s requirements are appraised, and the project brief is defined.
Stage 2: Concept and Viability (15% of fee): Development of the initial design concept, site analysis, and testing of viability.
Stage 3: Design Development (20% of fee): Refinement of the design concept, including spatial coordination, materials, and systems.
Stage 4.1: Local Authority Submission (10% of fee): Preparation of documentation required for building plan approval.
Stage 4.2: Construction Documentation and Procurement (20% of fee): Preparation of technical documentation, specifications, and tender documents to appoint a contractor.
Stage 5: Construction (30% of fee): Administration of the building contract, including site inspections to ensure compliance with the design.
Stage 6: Close-Out (3% of fee): Final inspection, handover to the client, and project closure.
